This nice Terminal panel does not show/hide when you just press OPTION key + F12 as it is described in a tooltip
It is because on MacOS functional keys are being used by operation system. For example to control sound.
You can just turn this behaviour off. I do not like the idea because I like it.
To use OPTION key + F12 you just need to use FN key as well.
The final combo is FN key + OPTION key + F12
